Hoylake sits at CH47 on the north-west Wirral coast, between West Kirby and Meols. The seafront along Stanley Road and the streets immediately behind the shore carry Victorian and Edwardian terrace that has taken the full force of Irish Sea weather for over a century. The Royal Liverpool Golf Club at the eastern edge of the town means this is also one of the better-known addresses on the peninsula, and the property values reflect that.

Coastal exposure at Hoylake is as aggressive as anywhere we work. The north-westerlies that come off the Dee estuary and the open sea deposit salt on the western and north-facing roof slopes year-round, and the combination of thermal movement and salt crystallisation in the mortar joints opens ridge and verge bedding faster than in sheltered inland locations. Original Welsh slate on the Edwardian seafront terraces around Market Street, Meols Drive and Alderley Road is often still sound, but the mortar work around it needs attention every ten to fifteen years rather than the standard twenty-plus that slate can otherwise achieve.
