Terms of Service

These terms apply to any person or business ("you") who instructs Stockholms Roofing ("we", "us") to carry out roofing or related building work. Please read them before accepting a quote. If anything is unclear, call us on 07407 694879 or email Stockholmsroofing@outlook.com before the work begins.
Who we are
Stockholms Roofing is a roofing contractor serving Liverpool, Wirral, Chester, Cheshire and North Wales. We are members of the Federation of Master Builders (FMB) and carry £5 million public liability insurance and employer's liability insurance. Our workmanship warranties are backed by Q Assure insurance-backed guarantee cover.
The work we agree to do
The scope of any job is defined by the written quote we send you. Phone conversations, verbal discussions and on-site comments do not form part of the contract unless confirmed in writing. If you ask us to do something not covered by the written quote, that extra work is treated as a variation (see below).
Quote validity and acceptance
Quotes are valid for 30 days from the date of issue. After 30 days, prices may change due to material costs or availability. A new quote will be issued on request.
A contract is formed when you accept our written quote, either by signing and returning it or by confirming acceptance in writing (email is sufficient). Verbal acceptance alone is not sufficient.
Deposits
For jobs with a total value over £3,000, we may request a deposit of up to 25% of the quoted price before materials are ordered. We do not take deposits for standard repair callouts. Any deposit we have taken is fully refundable if we cancel the job for any reason on our side.
Your right to cancel
Under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013, if you are a consumer (not a business) and the contract was agreed away from our premises (for example, at your property or online), you have the right to cancel within 14 days of accepting the quote without giving a reason.
To cancel, contact us at Stockholmsroofing@outlook.com or on 07407 694879. If you cancel within 14 days and we have not started work, you will receive a full refund of any deposit paid within 14 days of your cancellation notice.
If you request that work begins within the 14-day cancellation period, you expressly acknowledge that your right to cancel is limited. If you then cancel before the work is complete, you will be liable for the cost of any work already carried out and materials already purchased specifically for your job.
Emergency repairs (such as a roof leaking or a chimney in immediate danger of collapse) are treated as urgent same-day work at your express request. The same limitation applies: if you cancel after we have attended and begun work, you are liable for the value of work done.
What is included in the price
Unless the written quote states otherwise, our price includes:
- all labour for the specified work;
- materials as listed in the quote;
- delivery of materials to site;
- scaffolding within standard domestic heights;
- removal and disposal of old roofing materials and waste generated by the job.
Skip hire for unusually large volumes of waste, specialist access equipment beyond standard scaffolding, and any building regulation application fees are not included unless stated. We will tell you about these before starting if they become necessary.
Variations to the agreed scope
If additional work is identified once the job is under way (for example, rotten timbers discovered beneath tiles), we will stop and contact you before proceeding. Any variation to the original scope will be quoted separately in writing and requires your written agreement before we carry it out. We will not carry out additional work without your approval and will not invoice you for work you have not agreed to.
Payment
The balance of the invoice is due on completion of the work, not before. We will confirm the agreed payment method (bank transfer, card or cash) in the quote. Payment should be made within 7 days of the invoice date unless a different period is agreed in writing.
For commercial clients, late payment interest may be charged in accordance with the Late Payment of Commercial Debts (Interest) Act 1998, at 8% above the Bank of England base rate, from the day after the due date. We will always contact you before applying interest charges.
Workmanship and materials warranty
Our standard warranty periods are:
- New roofs: 10 years on workmanship.
- Chimney work: 5 years on workmanship.
- Repairs: 1 year on workmanship.
Materials carry the relevant manufacturer's warranty. On premium tile products, this can be up to 75 years. Specific warranty terms vary by product and will be set out in the handover documentation we give you on completion.
Our workmanship warranties are backed by Q Assure insurance-backed guarantee cover, which means the warranty remains valid even if Stockholms Roofing ceases to trade. We are approved installers for BBA, Marley, VELUX, Andura and CURE IT systems, and work must be carried out using approved materials and methods for those manufacturer warranties to apply.
Warranties do not cover damage caused by extreme weather events, third-party interference, or fair wear and tear. They also do not apply if materials or workmanship have been altered by a third party after completion.
Our liability
Our total liability to you under or in connection with the contract is capped at the total value of that contract. We are not liable for indirect or consequential losses, such as loss of earnings, loss of rental income, or damage arising from the failure of a third party.
Nothing in these terms excludes or limits our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for any other matter where it would be unlawful to exclude or restrict liability. The Consumer Rights Act 2015 also gives you statutory rights as a consumer that these terms cannot override.
Complaints
If you are unhappy with our work, contact us first at Stockholmsroofing@outlook.com or on 07407 694879. We will acknowledge your complaint within two working days and aim to resolve it within 14 days.
If we cannot reach a satisfactory resolution, as members of the Federation of Master Builders you have access to the FMB's independent complaints and arbitration service. Details are available at fmb.org.uk.
Insurance
We carry £5 million public liability insurance and employer's liability insurance. Certificates are available on request. Our Q Assure insurance-backed warranty is arranged through the Federation of Master Builders.
Governing law
For jobs physically located in England (Liverpool, Wirral, Chester and Cheshire), these terms are governed by the law of England and Wales, and any dispute will be subject to the jurisdiction of the courts of England and Wales.
For jobs physically located in Wales (including North Wales), Welsh Ministers' building regulations apply alongside these terms. Any dispute is still subject to the courts of England and Wales unless we agree otherwise in writing.
Entire agreement
These terms, together with the written quote and any written variations agreed between us, constitute the entire agreement between you and Stockholms Roofing for the relevant job. They supersede any previous discussions, representations or understandings, whether written or verbal. No variation to these terms is effective unless made in writing and signed by both parties.
