Welsh slate reroof, 1930s semi in Heswall

The original concrete tile on this Heswall semi had reached end-of-life after 70 years on the roof. The owner had been patching slipped tiles for three winters and the underlay had split in two valleys. We surveyed the deck before quoting and confirmed the rafters and battens were still in good condition, which let us run a like-for-like Welsh slate reroof without structural rebuild. Penrhyn slate set on stainless nails over Tyvek Pro underlay. Marley Duo Edge mechanically fixed dry-ridge to BS 5534, replacing the original mortar-bedded ridge that had failed first. Code 4 lead flashing renewed at the chimney and at the front bay. Soffit and fascia were inspected and held up well so we left them in place. The job ran six working days from scaffold up to scaffold down, with the strip taking a day and the slating five. Owner kept the existing rear extension flat roof which we will recover separately on a future visit if she wants to.

What we see on roofs in Wirral

Wirral roofing demand sits across two distinct exposures. The west side of the peninsula, from Heswall down to West Kirby and Hoylake, faces the Dee estuary and the prevailing south-westerlies that carry salt off the Irish Sea. Properties here run heavy to 1930s detached and semi-detached stock built when concrete tile was new. Most of those original tiles are in the second half of their service life now, and the replacements we run on streets around Telegraph Road, Long Lane and Banks Road are usually Marley Edgemere or Duo Edge in slate grey because that is the closest match to the existing rooflines. The salt-air fault we see most often is not the tiles themselves but the mortar bedding at the ridge and the flashing detail around chimneys. Both fail before the tiles do.

The east side, from Birkenhead through Wallasey and out to Bromborough, is older. Victorian terrace and Edwardian semi run the full length of those streets, with original Welsh slate still on the roof in many cases. Welsh slate done properly outlasts most owners. The work pattern here is more chimney-led: repointing, lead flashing renewal where Code 4 has gone soft, and verge work on terraces where the original mortar is washing out.

Salt off the Dee estuary does not kill the tiles; it attacks the mortar bedding at the ridge and the lead detail around chimney flashings, which fail first. Marley Edgemere in slate grey is the standard spec on that stock because it matches the existing roofline without the premium of Welsh slate. A full reroof is the right call when repairs stop being economic: when more than a third of the tiles are cracked or porous, when the underlay is split and no longer shedding water, or when the battens have rotted through. On most post-war semis across Liverpool, Wirral, Chester and Cheshire, that point arrives somewhere between 40 and 60 years after the original build. We survey first, strip everything back to the rafter line, and fit a complete new system that BS 5534 requires at every layer.

The detached stock around Heswall and Upton sits on heavier rafters than the terrace belt running through Toxteth and Bootle, and the material call reflects that. We do not fit one tile everywhere.

Materials we run

On the dominant concrete-tile stock, the replacement we specify most often is Marley Edgemere or Marley Duo Edge in slate grey or smooth grey. Both are BBA approved and carry a 60-year manufacturer guarantee. Where the property is in a conservation area or the planners require a specific profile, we move to Cembrit fibre cement or, on listed stock, to Welsh slate from the Penrhyn quarry in Bethesda.

Underlay goes in as Tyvek Pro or an equivalent vapour-permeable membrane across the whole deck before any batten or tile is fixed. That is not optional on a new roof; Part L of the Building Regulations requires minimum U-values that a dry-fix system without vapour control will not meet.

Ridge and hip units are mechanically fixed rather than mortar bedded on all new roofs we put on. Mortar bedding was standard until BS 5534:2014 tightened the wind uplift requirements. Dry-fix is now the correct spec, and it outlasts mortar in salt-air exposures by a considerable margin.

When a reroof makes more sense than a repair

If the repair cost is more than 40% of what a new roof would cost, the repair is rarely good value. You get a patched job on an ageing deck with ageing underlay. A second call-out tends to follow inside three years. We will always tell you which side of that line your roof sits on after inspection, and we will not push a reroof if the case does not stack up.

Original Welsh slate in good condition is an exception. Individually cracked slates can be swapped out for decades on a structurally sound deck. Welsh slate done right outlasts the owners of the house.

What it costs and why

A standard semi-detached reroof in the CH, L or WA postcode areas runs between £5,000 and £9,500 depending on pitch, roof area, chimney count and whether the existing battens need replacing. Welsh slate or conservation-grade clay materials add 30 to 50% over standard concrete tile. We quote fixed-price after a free survey, so what we quote is what you pay.
