When repair stops being the answer

A single slipped tile on an otherwise sound roof is an obvious repair. Forty porous tiles on a 55-year-old deck with cracked underlay visible through the loft hatch is a different conversation. We draw that line clearly: if repairs are going to keep coming, we say so and quote the alternative.

What it costs

Simple single-trade repairs, including a slipped slate, a cracked ridge cap or a failing step flashing, typically run between £150 and £450 plus VAT. Scaffold goes on for chimney and ridge access, which adds between £400 and £800 depending on height and access. We quote all scaffold within the repair estimate so there are no surprises on the invoice.
