Andura coating restoration, coastal bungalow in Rhyl

Owner of a coastal bungalow in Rhyl was quoted £14,000 for a full reroof when the roof was actually in good structural condition. Cosmetic moss and lichen had taken hold across the south-facing pitch, but the tiles themselves were sound and the underlay was holding. We surveyed and confirmed the roof had at least 15 to 20 years of life left if treated. Andura biocide treatment applied at the right dilution killed the moss and lichen without damaging the tile surface. Once dry, we hand-cleaned all debris, replaced four broken tiles, and applied an Andura coating in a colour matched to the original Marley pantile. Total cost ran £2,800 including scaffold and a 10-year coating guarantee. The owner avoided a five-figure reroof and got a roof that looks like a reroof from the street. We do this restoration call a few times a year along the coastal corridor; not every roof can be saved this way, and we are honest about which can and which cannot.

What we see on roofs in North Wales

North Wales sits on a different building-regs regime. Welsh Ministers regulate building work in Wales, and although the standards are similar to England the consent process and notice route are not. We have done the paperwork enough across Wrexham, Mold, Buckley and the coastal corridor through Flint, Holywell, Rhyl, Prestatyn and Abergele to file the notices in our sleep.

The coastal stock from Rhyl through Abergele runs heavily to Edwardian and mid-century semi with concrete tile, weathered hard by salt-aggressive sea air. The flashings go first, then the bedding mortar at the ridges, then in some cases the tiles themselves. Welsh slate cottages further inland, around Mold and Buckley, are mostly original and have been on those roofs for over a century. We work with the Penrhyn slate quarry in Bethesda and with Welsh Slate when matching is a constraint on a like-for-like reroof.

Roof cleaning along the north Wales coast is among the most demanding cleaning work we handle. The combination of high annual rainfall, prevailing south-westerly off the Irish Sea, and salt-laden air means the Edwardian and mid-century concrete tile stock from Flint through Rhyl to Abergele builds up the heaviest moss and lichen loading in our coverage area. North-facing slopes can carry 50 to 80mm of established moss root, and the ridge mortar beneath it is frequently failing. Soft-wash biocide treatment with Andura Biocide Plus is the only safe approach on salt-weathered tile where pressure washing would strip the already-degraded surface hardener. We combine the biocide treatment with a full ridge re-bed in the same scaffold visit because the two problems arrive together. Inland at Mold and Buckley, Welsh slate cottage stock is a lighter job but needs a lower biocide dilution rate as slate is more porous than concrete tile. Chester Team covers all of North Wales.

Moss on a roof is not just an aesthetic problem. Once it roots into the mortar joints at the ridge and the verge, it holds moisture against the bedding and accelerates freeze-thaw cracking. On a concrete tile roof in the wet conditions that run across most of Merseyside and north Cheshire from October to March, a heavy moss coverage can halve the service life of the mortar detail.

We clean using a low-pressure biocide application, not a pressure washer. High-pressure washing of an ageing tile dislodges the granule surface, strips the surface hardener, and can force water under the tiles at the battens. We do not do it. The biocide treatment kills the moss at the root and the dead growth washes clear over the following two to three months.

What the treatment involves

The biocide we apply is Andura Biocide Plus, which is approved for use on clay, concrete and fibre cement tiles and carries BBA assessment. It is applied by low-pressure soft-wash spray across the full roof surface, with a second application to the north-facing slopes where moss density is typically heaviest. We do not rinse the treatment off after application; the active agents need dwell time to work through the root structure.

Where the mortar bedding at the ridge is already failing, we include a re-bed and re-point of the ridge as part of the same scaffold visit. It makes no sense to clean a roof and leave open mortar joints that will admit water and allow the moss to re-establish from the joints upward.

When cleaning is and is not the answer

If the tiles are sound and the roof is structurally healthy but covered in lichen and moss, cleaning and treating is a good investment. It extends the roof life and is far cheaper than any tile replacement. If the tiles are porous, cracked or the deck is nearing end-of-life, cleaning cosmetically improves a roof that still needs replacing. What it costs

A biocide treatment on a standard three-bedroom semi including scaffold, two coats on north-facing slopes, and a re-bed and re-point of the ridge where needed typically runs between £650 and £1,100 plus VAT. Properties without need for scaffold access and with manageable ridge work run toward the lower end of that range. We quote after inspection.
